Is there an application and administration fee? If so, what are they?
Application Fee $50/Adult 18+

What lease terms do you offer (6, 9, 12 months)?
6 – 15 month lease terms
How much is the security deposit?
$350 for Approved Final Applicants or $700 if Applicant is Approved Conditionally.
Is renter’s insurance required?
Yes, our community requires all lease holders to carry a minimum of $100,000 Personal Liability Insurance coverage. To satisfy this requirement, you must provide evidence of insurance coverage at initial lease signing and maintain this coverage throughout the entire term of your residency. In addition, we require that you add our community as an “Interested Party,” “Party of Interest,” or similar language.
When is my rent due?
Rent is due on the 1st day of each month.
How do I pay my rent?
You can pay your rent online through our LOFT Living Resident Portal or through the LOFT Living app.
Are any utilities included?
Utilities are individually metered so you only pay for your apartment’s usage. We set up water/sewer/trash and the future resident puts Dominion Electric in their name.
Are there additional fees I should expect?
We provide an amenity package including Pest Control, Amenity Fee, 1G High Speed Internet, Trash Fairies (door to door pickup) for $132/month added to the base rent.
How do residents submit maintenance requests?
Residents should submit maintenance requests through the LOFT Living Resident Portal.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request?
Yes, our Maintenance team is on-site 5 days a week and is also available for after-hour & weekend emergencies by calling 757-965-3850 x3. Emergency parameters for residents includes, but is not limited to: uncontrollable water leaks, no heat when temps are below 50 degrees, no AC when temps are above 80 degrees, toilet blockages in one-bath unit.
Is there a technology package at this property? (If yes, what does it include?)
Our technology package includes Internet Subway installed throughout the community and in each apartment. Future residents only need to update their wi-fi name and password to be able to automatically connect on move in day!
Do the apartments have a washer/dryer? If not, is there a laundry service available on site? (Include cost if so)
Yes, each apartment at Solace includes a full size, stackable washer and dryer.
Is parking available and is it included?
Solace has ample open parking. We also offer covered parking options for $15 – $30 per month based on availability.
What is the pet policy including fees, restrictions and how many pets are allowed per apartment?
All residents will register their pets through PetScreening for $25. 2 pets per apartment. Breed restrictions include Pitbull, Terriers/Staffordshire Terriers, Doberman Pinschers, Presa Canario’s, Alaskan Malamutes, Rottweilers, Chows, Akitas & Wolf-hybrids.
Do you offer furnished apartments?
No, however applicants can rent furniture from Cort.
What amenities does this property have?
Amenities include a Salt-water Lap Pool with Sun Deck, BBQ grills, Clubroom, Business Center & PrintWithMe Printer, 24/7 Fitness Center, Playground, Dog Park, Trash Fairies, Covered Parking & Storage Lockers.
Is there an amenity fee? If so, what does this amenity fee include? (include fee amount if applicable)
Yes, the Amenity fee is $15 and is added into the base rent.
How do I schedule a tour at this community?

Do you offer in-person, virtual or self-guided tours?
We offer in-person tours and virtual videos.
How soon can I move in?
Our typical turnaround time for applications is 24-48 hours. Once our Verification System Docuverus reviews your income & government issued photo ID, we’ll send your Move In Checklist & Move In Statement, in addition to the lease agreement electronically.
How do I apply for an apartment?
You can apply through a quote received from a member of our leasing team or directly through our website.
What are the income and credit requirements?
Income – All applicants must have a combined verifiable source of income in an amount in accordance with current community guidelines no less than three (2.5) times the rental rate.
Credit History – Our credit reporting agency evaluates credit and rental history against indicators of future rent payment performance. An unsatisfactory or insufficient finding may result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate.

Do you accept co-signers or guarantors?
Yes, they must qualify at 5x the rental rate.
What documents are required to apply?
Either (3) most recent months of bank statements or (3) consecutive paystubs. For business owners, we can accept the previous year’s tax documents.
